Does my property qualify under the 450m² rule?
Under the amended NSW Housing SEPP, lots as small as 450m² can potentially accommodate a dual occupancy in residential zones, and the State rules override many local restrictions. Lot width, zoning and site constraints still matter, so eligibility has to be confirmed property by property – that confirmation is the first thing our assessment gives you.
What is included in an assessment?
Every assessment covers zoning and planning analysis (LEP/DCP requirements, height limits, FSR, setbacks and heritage), the development options open to you, cost estimates, financial feasibility, site constraints such as flooding, bushfire, contamination and easements, and a recommended strategy. Comprehensive and Premium packages add a site inspection, market analysis, risk assessment and a strategy session.
How long does an assessment take?
Basic assessments are delivered in 10 business days, Comprehensive in 15 business days and Premium in 20 business days from the date we receive your property details.
Do you buy property or take a commission?
